Project: Private New Build residence at Cerrig

This new build project was awarded to OBR Construction following a tender process instigated by the Client’s Architects, namely Tsiantar Architects of Altrincham, Cheshire. The project involved the demolition of an existing 1920’s dwelling which was sited on the land which the Clients had purchased with a view to rebuilding and providing a contemporary, modular, sleek, open plan residence with 180 degree uninterrupted outlook over the Menai Straits.

Following award, the run down 1920’s residence was demolished and cleared by OBR Construction all but the old rear garage structure which the Client wished to retain but otherwise provided a clear footprint for the new construction. The new construction comprised of essentially a steel framed design with white rendered blockwork externals and glazing to maximise and take full advantage of the panoramic views. As the Clients’ business was IT software related, the internal finishes included a state-of-the-art sound system with speakers and wi-fi repeaters installed sympathetically throughout the house and CCTV Systems installed around the exterior perimeter. Every architectural aspect that could be automated or operated remotely was also incorporated. The ground floor consists of two reception rooms, - an open plan kitchen -lounge area and a separate snug room and these areas are divided by a double aspect modern gas fireplace. A small utility and plant room is next to the new inclusive double garage. Upon entering the property via its main entrance you’re immediately faced with a spiral staircase to access the first floor on which there are four spacious bedrooms, two of which have en-suite facilities and there’s a main bathroom serving the remaining bedrooms just off the landing. The master bedroom obviously makes best use of the views across the Menai Straits although the second bedroom views are not to be dismissed!

 To deliver this prestigious project OBR Construction engaged with many material suppliers due to the high spec. nature of the new build. With regards to the basic construction, most of the work was undertaken in-house by OBR Construction with the steelwork fabrication and site erection being carried out by D Hughes Fabrication and Welding Ltd, Gaerwen. As is evident from the photographs, the exterior of the build is finished mainly in a Parex Silicon based self-coloured rendering system and in places there are 50mm thick Welsh Slate Stone facing panels mechanically fixed to underlying blockwork. The roof is of flat roof construction finished with a fibreglass matting lapped up and over the parapets to provide effective seals within this marine environment. With extensive glazing throughout this project these were sourced from Luxal Limited of Heywood, Lancashire. 

The project in its entirety from commencement of demolition to the Client handover was 18 months. There were no reportable or recorded incidents at this site throughout the construction phase. Upon substantial completion of the build OBR Construction were nominated to receive an LABC Award which was duly awarded in 2018 and remains the only project within the OBR Portfolio to be awarded. Perhaps in no small part due to this award, the Client has since engaged with OBR Construction to complete two further projects within the locality both at Bangor where the Old Glan public house and associated higher level floors were refurbished into a ground floor restaurant and the upper floors into student accommodation and similarly, the refurbishment of the old Burtons retail outlet on the High Street which was extensively refurbished into a ground floor retail outlet and the upper floors again into student accommodation. The Client also has further plans to reinforce the sea wall directly fronting his property at Cerrig, Penmon. Our relationship with this Client continues today as he seeks further development opportunities across the North West Wales coast.
