Pwllheli Swimming Pool

Project: Roof and swimming pool refurbishment.

Location: Byw Iach Dwyfor, Pwllheli

Client: YGC

Approx. Value: £540,000

Timeline: 9 months

Contract : JCT

OBR Construction were awarded the contract of renovating the pool hall of Pwllheli leisure centre, and re-roof building as the existing cladding had failed.

Internally, the original scope was to replace the windows and doors, treat the corrosion on the structural steel frame and coat the entire soffit with a specialist anti corrosive coating and decorate. The lighting was also upgraded.

To allow the scaffolding to be installed the pool was emptied, which brought to light a number of issues with the pool.

There were a number of leaks from the pool, loose tiles and grouting, but more of an issue was leaks in the underground drainage and water treatment system. We therefore had to excavate the whole pool base to expose the two drainage runs, replace the pipes and link back up to the water treatment system. The system was pressure tested and reinstated, with screed and concrete laid to the bottom of the pool again and the entire pool re-tiled.
This work was done concurrent to the original internal scope, where the scaffolding was designed to be on caster rollers, allowing the working platform to move across the hall to undertake the works. Once complete, a specialist engineer started the process of re-filling the pool. This had to be done slowly over the course of a week to avoid thermal shocking the new tiles. Once filled, the filtration and pumping system was tested and the chemical treatments could start.

Externally, the metal cladded roof had corroded due to the close proximity of the building to the sea, and we were tasked with overcoating the roof. Another issue with the roof was it only had 20mm insulation, which given the humidity and temperature of the pool hall below the roof panel gave a significant condensation risk to the steel structure. We therefore installed an additional 130mm insulation to the roof, and applied a Sika liquid applied membrane to the roof. Large louvers and vents were replaced on the roof, and the rainwater gutters either repaired or replaced as required. The downpipes and gulleys were renewed, with final jetting of the gulleys to ensure free flowing water from the roof.

This project is an excellent demonstration of OBRs ability to adapt to an increase in scope and undertake specialist installations. The movable roller gantry scaffolding design shows our innovative and cost-effective approach to projects, offering excellent value to the client whilst maintain the highest level of health and safety and buildability for our on-site team.
