In 2016, OBR Construction were approached by the Client to ascertain their level of interest in tendering for this project to construct the first phase, consisting of 20 new holiday homes on a green field site opposite the Storws Wen Gold Club at Brynteg on Anglesey. The second phase would be on the opposite side of the road and would consist of a further 16 units, again holiday homes which would be considered on the successful and safe and timely delivery and sale of all the units within the first phase. Following the submission of OBRs initial proposal document, compiled from a set of floorplans, elevational plans and site layout plans, negotiations continued for the next 18 months with several revisions of the proposal documents taking place until we arrived at a point where contract award could be issued and a date to break ground could be agreed upon which was Sept 2019.
The initial development of 20 new units comprising of two and three bed units, all freehold semi- detached but to be sold subject to a management maintenance fee, designed to a Scandinavian external appearance and built right opposite the existing Golf Club. The development also comprises of a planned boat park space, landscaping to include semi-mature tree planting and all properties served by a 5 tank KLARO 90PE water sewage treatment plant further supplemented by a newly formed reed bed filtration system installation to provide the optimum pure standard of water discharge into the neighbouring SSSI. The fully surfaced and drained access road was not be adopted by the Local Authority and will remain in the ownership and maintenance of the Clients with the rainwater run-off being discharged via the oils interceptor tank into a soak away arrangement. Street lighting is low key, low level in the form of LED illuminated bollards, strategically designed and positioned to provide adequate but unobtrusive lighting levels.
The units for this first phase were of timber frame construction, highly insulated and benefit from roof mounted 3kW Photo Voltaic power sources providing part power for mainly hot water provision. Profile 22 double glazed doors and windows fitted throughout including double French doors leading out onto patios to the rear ground floor of the properties and a similar but smaller scale and guard-railed Juliet Balcony directly above on the first floors providing attractive and surprisingly spacious holiday accommodation for their prospective owners right on the doorstep of the Golf Club but also within less than five minutes drive down to Benllech beach.
Foundations for all these properties were strip foundations although excavated in very good quality topsoil and excavated to increased dept to achieve contact with the underlying bedrock. Ground floor slabs are mass reinforced concrete with Radon traps incorporated as per the design and Building Control requirements.
The timber frames were constructed and erected by Heron Timber Frames of Ffestiniog, Gwynedd; Roofing by Lance Williams Roofing of Porthaethwy; Temporary access structures by JR Scaffolding and Anglesey Scaffolding; Doors and windows supplied by Evans Wilson Evans Ltd of Caernarfon but installed by OBR Construction; Kitchens and Bathrooms supplied by CL Jones Builders Merchants but installed by OBR Construction; M&E by AER Cymru Cyf. of Penrhyndeudraeth and access road surfacing by Lewis & Hunter Surfacing of Ruthin.
At Jan 2021, the project which was unfortunately affected and temporarily suspended due to the Covid-19 pandemic lockdown of 2020 neared completion with just the final surfacing of the access road, some soft landscaping and minor finishings to complete. All things considered this first phase of the project was still completed and handed to the Client within 18 months during Spring 2021.
Within the first few months of handover, the sales of the units went extremely well, and the Client instructed the commencement of the second phase to construct a further 16 semi-detached units but this time of conventional concrete block construction however, adopting the same external finishes to match the first phase. The initial stages of the second phase progressed well but has been somewhat hindered by protracted delays experienced with both Statutory Water and Electricity providers diversions of overhead and underground services which prevented the Contractor breaking ground to commence at least 4 units until early Spring 2023. However having concluded these diversions, works were progressed immediately to form the bases for these outstanding units and OBR handed over the entire scheme to the Client during April 2024.
We are proud to report that this project was delivered without accident or incident, despite the Golf Club and the resident Indian Restaurant remaining operational and trading throughout both phases of this project and is another example of OBR Constructions commitment to our workforce, the general public and out clients successfully and safely deliver major projects
